The following is a list of
properties which the owners have told me they would like to
sell. They have been presented to my primary clients who
for various reasons, have declined to make an offer, or whose offer
has been rejected by the owner.
Their reasons may include:
- Size:
too small, too large
- Amenities: none or
minimal for it's size
- Location:
low market demand, crime, poor schools, poor shopping, low
employment
- Utilities:
on site water and/or sewer, high utility fees, overhead
electric
- Homes:
too many rentals, poor quality maintenance
- Sites: obsolete,
too small, on-street parking
- Condition: deferred
maintenance, poor construction quality, deteriorated
- Occupancy: high
vacancies, resident quality, management problems
- Economic: high price,
high expenses, low rents
- Residents: family non-age
restricted, 55+ age restricted
- Land
use: rent control area, non
conforming zoning, non-expandable
Howwever, you may not be as "picky" as
some of my primary clients in your quest for an investment.
So, depending on the size and location of the property, and it's
pricing and features, you may find a fit.
